
MLP Business Park Idstein: Start of demolition work on Polytec Plastics site
Demolition work will soon begin on the former Polytec production site in Idstein. The old buildings in the north of the site are to be demolished by mid-2024. The renovation of the southern hall and the construction of the new halls are scheduled for early 2025.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, will soon begin demolition work on the former Polytec Plastics site in Idstein, Hesse. A consortium consisting of Prangenberg & Zaum GmbH and REA GmbH already began gutting the old buildings in January. As soon as the demolition permit has been issued, the above-ground demolition of the two existing halls in the north of the site will begin. This will be followed by the removal of the foundations, underground demolition, removal, backfilling and earthworks. Demolition should be completed by mid-2024.
The developer is realising a sustainable and flexibly usable business park on the 40,700 m² site in Idstein. Once completed, the MLP Business Park Idstein will have two new halls with a height of 10.20 m UKB and a usable area of around 19,700 m². Of this, approx. 16,500 m² is logistics and service space, approx. 1,500 m² is warehouse/mezzanine space and approx. 1,700 m² is office and social space, which can be extended to up to 3,200 m². A third, approx. 4,100 m² hall in the south of the property is to be renovated and converted into a craftsmen's park. This makes the speculatively constructed property ideally suited for the establishment of a broad mix of users consisting of smaller manufacturing and processing companies, light industrial trading companies with storage and service areas as well as small and medium-sized enterprises (SMEs).
The property, which previously served as a production site for plastics processor Polytec, is located around 30 kilometres north-west of Frankfurt in the Rhine-Main metropolitan region. There are good connections to the Netherlands and to Southern and Eastern Europe via Austria via the A3 motorway, which is directly adjacent to the site. There are also several public transport stops within walking distance.
The MLP Group is aiming to achieve at least DGNB Gold Standard certification for the construction of the park. To achieve this, the developer is implementing extensive measures to protect the climate and the environment. In addition to an energy-efficient building envelope, intelligent energy control and the installation of e-charging stations, fossil-free heating of the halls, greening of the mezzanine roof area and a photovoltaic system on the remaining roof area are planned. Natural lighting, comfortable workspaces, covered outdoor areas and bicycle parking contribute to an attractive workplace for future employees.

The buildings have already been empty for some time, which is usually problematic. The redevelopment of the area will help to strengthen local and regional businesses. We particularly welcome the energy standards promised by the MLP Group, as we are also concerned with the issue of sustainability in commercial buildings. Issues such as fossil-free heating, energy supply with photovoltaics or green roofs simply have to be taken into consideration in new buildings today. The planned business park with the desired certification could become a positive reference for the construction of new commercial properties in Idstein. The MLP Group expects to receive planning permission in the fourth quarter of 2024, meaning that the new building is scheduled to open in the first quarter of 2025.
