
BNP Paribas Real Estate publishes logistics market figures for the fourth quarter of 2022 - Ruhr logistics market ranks second among the top markets
Essen, 26 January 2023 - With a total take-up of 541,000 m² in 2022, the Ruhr logistics market was once again one of the most sought-after German logistics regions, beaten only by the capital Berlin with an exceptional volume of around 1.0 million m². This is the result of an analysis by BNP Paribas Real Estate.
"Even though the result was almost 21% lower than in the previous year, the Ruhr region was able to generate the third above-average result in a row. The trend that large-scale searches and sector-specific user requirements can generally be realised almost exclusively in the new-build segment was once again reflected in the market figures," explains Christopher Raabe, Managing Director and Head of Logistics & Industrial at BNP Paribas Real Estate GmbH. With Lidl (54,000 m² in Bochum), the ITG Group (50,000 m² in Oberhausen), Picnic (50,000 m² in Oberhausen) and Cordes & Graefe (41,000 m² in Selm), the four largest deals were for new-build properties. The excess demand continues to put pressure on prime rents, which are quoted at €6.00/m² for the first time.
Retail and large spaces are the most important drivers of take-up
The main pillars of the good overall result in 2022 were retail companies and large-volume deals in particular: The retail sector achieved record take-up (313,000 m²) and contributed 58%, while big deals of 20,000 m² or more clearly set the tone in the size class distribution with just under 55%. Among logistics service providers, which also recorded an above-average volume (198,000 m², 37 % of the total), the market is mainly characterised by the mid-sized segments between 8,000 and 20,000 m². Across all sectors, medium-sized logistics space accounted for a substantial share of almost 39 %. In contrast, only a few lettings were registered by industrial companies in the last 12 months, which only account for just under 6 %.
Prospects
"The demand situation in the Ruhr region can still be rated as very good and will continue to be stimulated by the e-commerce sector and the restructuring of supply chain processes in particular. However, the limiting factors for high take-up in 2023 are the economic and geopolitical uncertainties as well as the continuing supply bottleneck in the most sought-after locations in the Ruhr area. Although the fact that the number of deals and the volume were somewhat lower in the second half of the year is an indication of the more difficult conditions, this should by no means be seen as a general market trend. In terms of rents, a continued upward trend in the prime segment and on average is very likely for the start of 2023," says Bastian Hafner, Head of Logistics & Industrial Advisory at BNP Paribas Real Estate GmbH.
