
GLP drives Berlin logistics real estate market with major letting of 123,000 m2 of space
Expansion at Magna Park Berlin-Werder (Havel) exceeds other take-up in the Berlin market in the first half of 2023
Frankfurt, October 4, 2023 - GLP, a leading global developer of logistics real estate, digital infrastructure and renewable energy systems, has fully let the 123,000 square meter (m2) Unit 7 at Magna Park Berlin-Werder (Havel).

The tenant of the new 38,000 m2 Unit 7B is a provider of innovative services for logistics, fulfillment and e-commerce.
LGI Logistics Group International GmbH, a long-standing tenant at this location, is moving from Units 3 and 4 to the new 35,000 m2 Unit 7C in order to increase its floor space.
The 50,000 m2 Unit 7A, a built-to-suit solution for the electrical wholesaler Sonepar, is already ready to be handed over to the customer.
The long-term large-scale lease of the new Unit 7 logistics building offers GLP the opportunity to contribute to the further growth of its customers. Thanks to the excellent location of the property in the Berlin-Brandenburg metropolitan region directly on the highway in the southwest of the capital, these companies benefit from the first-class transport connections of the modern, sustainable location.
Like all new developments by GLP in the German market, the new building meets market-leading standards for environmentally friendly construction solutions. The property was planned in accordance with the strict environmental protection criteria of the German Sustainable Building Council (DGNB) and realized in accordance with the DGNB Gold standard. Thanks to the construction method and heating via heat pumps, tenants can reduce their energy consumption, CO2 emissions and water consumption, thereby lowering their operating costs. To increase the tenants' independence from fluctuations in energy prices, a PV (photovoltaic) system will be installed on the roof of the building to generate solar power. A high-performance ESFR (Early Suppression Fast Response) sprinkler system for a high level of fire protection is also part of the equipment.
Solutions for optimal processes
The excellent location and sustainable building solutions are clear competitive advantages from the tenants' point of view.
Following the move to the new unit, the LGI Group now has over 15,000 m2 of additional logistics space. The reason for the expansion at this location in particular is the excellent infrastructural possibilities. With this strategic logistics property, the contract logistics company has secured a starting point for its further expansion in the automotive and industrial sectors. Magna Park is thus increasing its logistics expertise in these markets.
Sonepar Germany, a renowned brand company in the electrical wholesale sector, has deliberately chosen a location in Berlin-Brandenburg, a particularly economically strong European region. The electrical wholesaler with more than 200 branches in Germany is an international company with over 2,800 locations in 40 countries. From the company's point of view, Magna Park combines a first-class strategic location with a high level of sustainability and tailor-made functionality for nationwide distribution in Germany.
Unit 7B consists of a total of four new logistics buildings. The first three buildings will be handed over to the tenant in stages from October 2023 to February 2024, with the fourth hall following in August 2024. Unit 7C consists of three halls and is also scheduled to be handed over to the customer next year. Unit 7A was handed over to Sonepar at the end of September 2023.
Top location for higher speed
The property to the southwest of Berlin is located directly on the A10 freeway, the Berliner Ring. This provides direct access to the A9 (Berlin-Leipzig) and A24 (Berlin-Hamburg) highways. It takes just seven minutes to reach the A2 freeway (Berlin-Hanover). The property is 14 kilometers from Potsdam and 30 kilometers from Berlin. The distance to Leipzig is 157 kilometers, to Hanover 236 kilometers and to Hamburg 280 kilometers.
Colliers brokered the lease agreement with Sonepar.
The LGI Logistics Group is an existing tenant.
