Panattoni, the leading project developer for industrial and logistics properties in Europe, handed over the new logistics site in Neuruppin to the Fressnapf Group on 18 August 2023. The ceremonial handover of the 47,500 m² build-to-suit (BTS) property in Brandenburg took place in the presence of the Mayor of Neuruppin, Nico Ruhle, the District Administrator of the Ostprignitz-Ruppin district, Ralf Reinhardt, the Managing Director of the Fressnapf Group, Christian Kümmel, the Managing Director of Panattoni Germany, Daniel Oetjen, and other representatives of Fressnapf and Panattoni.

Founded in 1990 and headquartered in Krefeld, North Rhine-Westphalia, the Fressnapf Group is the leading specialist retail chain for pet supplies in Europe. It has around 1,900 Fressnapf and Maxi Zoo stores in 11 countries as well as holdings in Croatia and Italy. The Krefeld-based group of companies sees itself as a trading company that offers products such as pet food and accessories, but in particular also services that make life together easier, better and happier for people and animals through all customer-relevant channels. The new logistics site in Neuruppin is the eighth in Europe and will serve as a further regional warehouse in future, enabling the specialist retail chain to expand its business activities.

Panattoni realised the user-specific build-to-suit (BTS) property on a site with an area of around 83,000 m². The total usable area is around 47,500 m², of which around 31,700 m² is warehouse/technical space, 13,800 m² is warehouse mezzanine space and 1,700 m² is office/social space. The building was developed as a crossdock and has a height of 12.20 m and more than 100 dock levellers. In addition, there are mezzanine floors 24 metres deep on both sides as warehouse mezzanines, which serve as additional picking and workstations for additional services (value-added services). With a block storage area and a high-bay racking system, which together offer capacity for 3,500 items and around 23,000 pallets, the property has sufficient space for storing cans, feed bags and snacks.

"We feel at home in Neuruppin. We have already introduced ourselves to the local residents at the May and harbour festivals and other events. As a new employer in the region, we want to arouse interest in the exciting jobs we offer here: From our new location, we supply markets in the north and east of Germany as well as throughout Poland and Scandinavia, thus ensuring better coexistence between humans and animals. We are now looking forward to moving into the property and putting it into operation quickly," commented Christian Buschmann, Vice President Logistics Engineering & Real Estate of the Fressnapf Group, on the handover.

The new site is located in the established Treskow I commercial and industrial area, which has a direct connection to the city centre and is only a few minutes' drive from the A24 motorway, close to the Berlin ring road. Fressnapf thus benefits from a strategically favourable location for supplying over 400 stores in the north and east of Germany as well as throughout Poland and Scandinavia.

As part of the development, Fressnapf and Panattoni focussed in particular on the sustainability aspect. The aim was to achieve certification in accordance with the DGNB platinum standard during construction. To achieve this, Panattoni worked closely with the future user to realise extensive ecological and social measures, including structural pre-equipment for a photovoltaic system (PV) and rainwater cisterns for the use of service water and irrigation of the outdoor areas. Modern VRF technology also takes account of the energy transition and ensures that the entire building is heated without fossil fuels. In addition, nesting boxes for birds have been installed and wellbeing areas with orchards and flower meadows have been created for employees. Charging stations have also been installed for electric vehicles. Last but not least, the intelligent building systems installed, such as digital meters (smart metering) or motion and dimming functions for the LED lighting indoors and in some outdoor areas, ensure optimised energy consumption.

The project was developed in close municipal cooperation with the town of Neuruppin, local authorities and the district's lower nature conservation authority. The preliminary consultations focussed, among other things, on the relocation of sand lizards, the creation of a new replacement habitat and the dismantling of an earth wall.
