
Frasers Property Industrial announces start of construction for the flagship project "the tube" in Düsseldorf
- New development meets the highest sustainability standards - DGNB Platinum certification is being sought

Frasers Property Industrial has started construction work on its flagship project "the tube" and appointed Goldbeck International as general contractor. The modern industrial and commercial park is being built in Düsseldorf-Reisholz, North Rhine-Westphalia, based on the highest sustainability standards.
Frasers Property Industrial already took the principles of the circular economy into account during the extensive demolition work and, among other things, recycled 70,000 tonnes of demolition material on site and 12,500 tonnes of raw material, mainly steel. This led to a reduction in waste and the saving of around 6,000 lorry movements, reducing CO2 emissions and the environmental impact caused by noise, dust and vehicle movements. The company is aiming for the first ever gold certification from the German Sustainable Building Council (DGNB) for a CO2-reduced and transparent demolition of an industrial site.
The industrial and commercial park is being built on the former site of the steel tube manufacturer Vallourec, which has an important industrial history. The project team from Frasers Property Industrial developed a concept in which selected existing properties and machine parts were retained. The project name "the tube" is also a reminder of the site's long history of use for tube production.
On a 14-hectare site, Frasers Property Industrial is providing a total usable area of around 74,000 m², which is suitable for companies of all sizes, from global players to local SMEs. Around 41,200 m² is aimed at users from industry, production and logistics, while 32,000 m² is available as a business and industrial park.
"the tube" has a central location and is just 10 kilometres from Düsseldorf city centre. Germany's largest economic area with around 11.4 million inhabitants can be reached within an hour. The A1, A3, A44, A46, A52, A57 and A59 motorways can be reached in a quarter of an hour, and the ports of Reisholz, Düsseldorf and Duisburg as well as Düsseldorf and Cologne airports are also nearby. Added to this is the proximity to the Netherlands and Belgium as well as the connection to Antwerp, Europe's second largest port and an important logistics hub.
In order to support CO2-neutral operations, Frasers Property Industrial is implementing extensive sustainability measures, including the installation of a large-scale photovoltaic system, an intelligent heating system based on state-of-the-art heat pump technology and a smart metering system to optimise the energy consumption of the eight rentable hall sections. Last but not least, outdoor areas with fitness and recreation areas ensure the well-being of employees and visitors. Frasers Property Industrial is aiming for DGNB Platinum, the highest certification level for sustainable construction.
