First tenant at CTPark Bremen: CTP welcomes logistics service provider Heinrich Hoppe

Stuttgart, 20 November 2024 - CTP, Europe's largest listed owner, developer and manager of logistics and industrial real estate, announces the first tenant at CTPark Bremen. Heinrich Hoppe GmbH, an international freight forwarding and logistics service provider based in Oyten near Bremen, is moving into a total area of around 12,400 square metres, which it will use to store spare parts and as a warehouse for logistics services. This includes approx. 11,130 square metres of hall space, approx. 960 square metres of mezzanine space and approx. 300 square metres of office/social/technical and ancillary space. The lease was concluded as part of a leasing agreement between Heinrich Hoppe and CTP. A total of around 20 new workstations will be created.

CTPark Bremen offers a total usable area of around 29,000 square metres. The halls are equipped with a WGK III seal (water hazard class) and have a clear height of 12 metres. The property can be customised on request so that, among other things, office space can be flexibly added or its layout changed. A photovoltaic system is installed on the roof of the complex to ensure ecologically sustainable operation, while the use of air heat pumps ensures fossil-free heating. All of the park's buildings are certified to the DGNB Gold sustainability standard.

Award-winning brownfield development

CTPark Bremen was created as a brownfield project on the formerly derelict site of a municipal landfill, which CTP revitalised for new use. The earthworks posed a particular challenge, as the soil was contaminated with a mixture of household waste and minerals that was difficult to separate. Thanks to its own soil management concept and extensive sorting work, CTP achieved an excellent recycling rate of 98.4 per cent for the landfill body. In May 2024, the project was honoured with the Brownfield24 Award in the "Best Brownfield Project (Logistics)" category for its outstanding sustainability concept.

"With CTPark Bremen, we have succeeded in upgrading a challenging site both ecologically and economically," says Alexander Hund, Managing Director Germany and Austria at CTP. "The new spaces are equipped to a high standard and can be further customised on request so that we can flexibly support the new user in its growth. We are delighted to welcome Heinrich Hoppe as our first tenant and would like to thank him for his cooperation."

Central location in the Bremen multimodal logistics network

Not far from the park is the "Bremer Kreuz" junction of the A27 (approx. 3 km away) and A1 (approx. 3.5 km away) motorways, a hub for sea freight logistics. The park has excellent links to the three largest German ports of Bremen, Jade-Weser-Port (Wilhelmshaven) and Hamburg and has a wide range of usable waterways in the form of the North Sea and the Weser. The park is also well connected to the Bremen Freight Village (GVZ), Europe's largest freight village and the fourth largest container hub in Northern Europe.

In the Bremen metropolitan region, tenants benefit from a high level of acceptance of the logistics sector: low industrial density and above-average unemployment ensure intensive support for relocations from the administration and politicians. In addition, the local colleges and universities promote research and provide well-trained young talent.

The project was completed on 30 July 2024. The space was occupied and operations went live on 15 November of this year.
