"Logistikpark Diemelstadt": Scannell Properties develops new 68,000 m² property

The logistics project developer Scannell Properties has acquired a 111,000 m² property in Diemelstadt in northern Hesse and is developing its "Diemelstadt Logistics Park" there. The seller of the property is the town of Diemelstadt. Scannell Properties will build a logistics project with up to 68,000 m² for potential tenants on the site. The Diemelstadt site has excellent connections to the Dortmund/Ruhr region, Kassel, Paderborn and Bielefeld economic centres.

Construction of the new property in Diemelstadt is scheduled to begin in the fourth quarter of 2023, with first occupancy expected from the end of 2024. The "Diemelstadt Logistics Park" contains six units that can be flexibly divided up and let. Scannell Properties is offering its potential tenants modern logistics and office space in a central location with the "Diemelstadt Logistics Park". Situated between Kassel/Bad Hersfeld and Paderborn, Diemelstadt is characterised by its good connections to the A44, A33 and A7 motorways as central junctions in Germany.

Ecological building design

Scannell Properties is planning the building in accordance with a well thought-out, CO²-saving sustainability concept.  The "Diemelstadt Logistics Park" is aiming for DGNB certification to Gold status and the building will be equipped with state-of-the-art heat pump technology. In addition, a green roof and the installation of photovoltaic systems emphasise the ecological building design. LED lighting, grey water usage and e-charging stations are also part of the concept.

"After a 12-year planning phase with many setbacks and an exciting expression of interest process involving numerous applicants, the town of Diemelstadt was able to gain a reliable and experienced partner in Scannell Properties. My special thanks go to my colleagues in the municipal project team Jörg Romberger, Christian Hübel and Matthias Koch. The large logistics park will provide an additional boost to the excellent development of the town of Diemelstadt and the entire region," explains Mayor Elmar Schröder.

Jordan Corynen, Managing Director DACH and Benelux at Scannell Properties, also reflects positively: "The collaboration with Mayor Elmar Schröder, his staff and the local authorities has been very professional and cooperative and we are looking forward to making this project a success. The purchase agreement was finalised within three months thanks to excellent cooperation between all parties. The site in Diemelstadt has a strategically optimal location and the flexibly divisible logistics property has a sustainable building design. These aspects are decisive for potential tenants, as initial enquiries show. As a family-run company, we are always able to respond flexibly to customer requests and make quick decisions."
