CTP Deutschland, portfolio holder, project developer and manager of logistics, commercial and industrial properties in Germany, is acquiring the former central warehouse of A.T.U Auto-Teile-Unger Handels GmbH & Co. KG (ATU), an existing property on a site of approx. 84,000 m2 in Weiden, Upper Palatinate. The company is planning a systematic general overhaul of the property in the northern industrial estate in accordance with ESG sustainability criteria.
Part of the upcoming revitalisation is the refurbishment in accordance with the current standard of the Building Energy Act as well as the expansion or replacement of fossil fuel technologies with heat pumps and a complete conversion of the building lighting to LED technology. There are also plans to install photovoltaic systems on all roof surfaces, which will enable sustainable self-sufficiency in the tenant electricity model and can also supply the local neighbourhood if required. Overall, the environmentally friendly project will require few demolition and new construction measures, and CTP Deutschland is also planning measures to unseal areas. As a refurbished existing property, the warehouse is to be integrated into the portfolio holder's German portfolio.
"I am very pleased that a state-of-the-art logistics property is being built here, which is not only a showcase project in terms of sustainability aspects, but also offers a considerable amount of space for companies in and around Weiden," says Jens Meyer, Lord Mayor of the independent town in the Upper Palatinate administrative district of eastern Bavaria. "The city council will actively support CTP's project."
Sustainability is an important issue for us. We are therefore delighted to know that our former property is in good hands with CTP. The property is now being revitalised through extensive renovation measures, which will benefit the region around the city of Weiden," says Lars Heyne, Managing Director Transformation at ATU.
CTP on course for growth: investments totalling 300 million euros planned
The consistent acquisition and general overhaul of existing properties, as well as brownfield and greenfield sites, is exemplary of the developer's market strategy on the German market. This includes the long-term inclusion of properties in its own portfolio. CTP intends to systematically expand this portfolio and double it by 2030. To this end, the company currently has almost EUR 300 million at its disposal, which will be spent on the purchase of over 20,000 m2 of greenfield and brownfield sites on the German logistics and commercial property market. Similar to the ATU property in Weiden, existing properties are to be brought up to modern sustainability criteria through comprehensive refurbishment measures.
According to current market data from the European information source for property experts PropertyEU, CTP is already Europe's second-largest developer of logistics properties with a developed volume of around 2.5 million m2 in the period from 2020 to 2022. The current project pipeline comprises almost 1.2 million sqm of space across Europe.
"After one year as a listed company, CTP is evolving from a family business into an agile group with ambitious goals, especially for the German property market," explains Alexander Hund, Managing Director South Germany at CTP Deutschland. "We have the resources and the contemporary approach for sustainable property development with a low impact on the climate and environment. In this way, we create opportunities for further growth for our users and support local authorities in sustainable site development."
