CTP ensures the sustainable remodelling of a 60,000 m² logistics park in Krefeld

The development of CTPark Krefeld on a largely derelict site will fulfil ambitious sustainability standards through the renovation and partial preservation of existing buildings

CTP Deutschland, an owner, developer and manager of logistics, commercial and industrial property, announces plans to develop a modern, 60,771 m² logistics park through a partial redevelopment of an existing industrial estate in Krefeld West, North Rhine-Westphalia.

CTP will develop the modern urban business park CTPark Krefeld with 31,796 m² of new industrial and logistics space at this location, with construction scheduled to start in 2024. This will be followed by a 29,002 m2 conversion of the existing, currently let 15,708 m2 logistics hall and 2,149 m2 of office space. The formal planning application is due to be submitted in the first quarter of 2024, to coincide with the start of demolition work.

The new park, which meets CTP's ambitions in terms of green building certifications and energy efficiency standards, will be built to BREEAM 'Very Good' standard or better and will incorporate industry-leading technological and environmental specifications to minimise any negative impact on the environment. The building will be equipped with rooftop solar PV systems, enabling a fossil-free energy supply and reduced CO2 emissions during operation. The development site consists largely of brownfield land and includes the redevelopment of the existing buildings, some of which will be retained, helping to minimise the environmental impact of the new park.

By revitalising an underused site, the new park represents an important investment in the area and will help to build strong local communities. This is a key part of CTP's development strategy, which involves working closely with local communities to create opportunities for growth in partnership with customers. The plans for the new Krefeld Logistics Park have already received the support of the City of Krefeld. In addition to the industry-leading technological and environmental specifications planned for the new park, the site will also benefit from good transport links as it is located in close proximity to the busy St. Töniser Straße, which provides access to the A44 and A40 motorways and Krefeld city centre.

In spring 2023, CTP announced an investment of 300 million euros in the coming years to expand its portfolio in Germany. The company aims to double the size of its Europe-wide network of business parks by the end of the decade.

CTP entered the German market in 2022 by acquiring Deutsche Industrie REIT-AG, which had a 1.6 million square metre portfolio across 3.9 million square metres, for around €800 million and delisting it from the stock exchange. CTP now has a team of 50 employees in three offices in Germany, 33,000 square metres of industrial and logistics space under development, including in Bremen, and a 155,000 square metre land bank.
