Portfolio holder, project developer and manager of logistics, commercial and industrial properties CTP Deutschland is starting to develop its first new-build project in Germany. CTP has acquired a brownfield site with over 59,600 m2 south-east of Bremen. The site used to be a municipal landfill site, so intensive demolition and preparation work will be carried out before construction work begins.

The property is located directly at the A27/A1 motorway junction, providing potential users with optimal transport links to Bremen city centre, the north-east and the west of Germany. This makes it an attractive hub for transport and logistics service providers in particular.

A number of measures are being implemented to fulfil the building's own high sustainability standards and contribute to the strategy of future tenants. These include a photovoltaic system on the roof, the electricity from which can be made directly available to the tenants in the property. The property is heated without fossil fuels thanks to air heat pumps and is built to the latest technological standards. These measures mean that the property is expected to fulfil the criteria of the German Sustainable Building Council (DGNB), which are necessary to achieve the gold certificate.

Timo Hielscher, Managing Director West of CTP Germany, is delighted about the start of the development in Bremen: "In Bremen, our team is currently developing the first new building for CTP in Germany - a milestone of great importance. We are confident that we will provide our future tenants with a logistics property that fully meets their requirements in terms of accessibility, facilities and sustainability."

The revitalisation of brownfield sites is an effective way for CTP to counteract the ongoing sealing of land and at the same time provide urgently needed space for production, industry, logistics and trade.
