City Dock Düsseldorf Hilden: First occupier moves into innovative business park

Panattoni, the leading project developer for industrial and logistics properties in Europe, has announced that Tactical Foodpack is the first occupier of the multi-tenant business park City Dock Düsseldorf Hilden in Hilden, North Rhine-Westphalia. With City Dock, Panattoni is responding to the excess demand for flexibly deployable space in the limited Hilden market. Free space is still available and can be utilised by a wide range of sectors from trade, commerce, production and light industrial.

Tactical Foodpack (Tactical Solutions GmbH), a manufacturer of outdoor meals, has secured three of the 17 available units in City Dock Düsseldorf Hilden. This corresponds to a total usable area of approx. 3,187 m², including around 1,748 m² of hall space, approx. 701 m² of flex space and around 738 m² of office space. The company plans to use its new location in Hilden to expand its production activities in Germany, its most important market. Tactical Foodpack was founded in Estonia in 2016 by a former military special forces doctor who wanted to produce lightweight, nutritious food for the military and for backpackers and campers. Today, Tactical Foodpack products are not only popular with campers, hikers and survival enthusiasts, but also with people who want to have a food reserve in the event of a natural disaster or other emergency.

Tactical Foodpack is a great example of a successful start-up company that started in a garage to fill a real need and has quickly become one of the best outdoor food providers in the industry. The company focuses on product development, innovation and maintaining its growth without compromising on quality. The strong growth is also the reason why the company is expanding into Germany: It wants to increase its stock levels and offer customers faster deliveries.

City Dock Düsseldorf Hilden is centrally located between the business locations of Essen, Duisburg, Düsseldorf, Leverkusen and Wuppertal and has excellent connections to the A3, A46 and A59 motorways and the B228 main road. It is also just 25 minutes by car from the city centre of the state capital Düsseldorf. An S-Bahn connection and a bus service are just a 10-minute walk away.

Panattoni is developing the City Dock in the Süd-West industrial estate in Hilden on a plot of around 27,000 m² and with a total area of around 19,500 m², divided into around 11,500 m² of warehouse space, around 4,000 m² of office space and around 4,000 m² of flex space. This is located below the office space and can be customised as offices, exhibition, social or production space depending on user requirements. The modularly expandable commercial space is available to users from a size of 1,000 m² and a clear height of 8 m UKB and can be occupied by a wide range of users from the retail, commercial, production and light industrial sectors. Customisation according to individual user requirements and co-design of the floor plans and fit-out qualities are possible. A total of 14 units are currently still available. Further talks are being held with prospective tenants from the mobility, interior, light industrial and fashion sectors. In future, up to 170 workplaces are to be created here.

As part of the project development, Panattoni is revitalising the brownfield site of a former felt factory. The developer is aiming for DGNB Gold certification for the construction of the new building. An additional transformer station will also be installed to secure the power supply. Panattoni will probably install a new traffic light system to improve the traffic flow on the site.

Christian Schwenger, Head of the City of Hilden's Economic Development Department, commented on the move as follows: "Panattoni's modern business park strengthens Hilden as a business location and, with its urban location, provides attractive space for a variety of different users. With Tactical Foodpack, we welcome another company to our region that enriches the mix of industries in our city".

With the City Docks, Panattoni is realising innovative business parks in urban locations with outstanding infrastructure. City Dock Düsseldorf Hilden is one of 11 City Dock projects nationwide with locations in Berlin, Essen, Hanover, Kirchheim, Leonberg, Norderstedt and Sindelfingen, among others.
