Catella Real Estate acquires state-of-the-art logistics property development in Belgium for the special fund "Catella Logistik Deutschland Plus"

Munich, 05.02.2024: Catella Real Estate AG (CREAG), in cooperation with Catella Investment Management Benelux (CIMB), is acquiring a sustainable logistics project development in Maasmechelen, Belgium, for the special AIF "Catella Logistik Deutschland Plus" (CLD+). The construction project, which is scheduled for completion in July 2024, has already been fully let to the Dutch logistics service provider De Klok Logistics BV prior to completion and marks the fund's first Belgian investment. The seller is the project developer DC Oude Bunders BV (Vestum BV).

The new development of the logistics property with a lettable area of around 26,600 m² is characterised by a high sustainability standard and is to receive BREEAM certification with a "very good" rating. The long-term tenant of the logistics and office space is the Dutch 3PL service provider De Klok Logistics BV. With a workforce of over 250 employees and two locations in the Netherlands, De Klok Logistics is an established logistics service provider in the Benelux region.

The Maasmechelen site in the Belgian province of Limburg benefits from its proximity to the German and Dutch borders and its direct connection to the Rhine-Main-Danube river system via the River Maas, making it an attractive location for logistics and retail companies. The property is located in the established Oude Bunders industrial estate with excellent transport links via the N78 regional road and the E314/A2 motorway (Aachen - Antwerp / Brussels).

Catella received legal advice on the purchase from Osborne Clarke and REIUS, tax advice from Deloitte and technical advice from PVM.
