"A flagship project in a prime location" - logistics property in Günzburg celebrates topping-out ceremony

Düsseldorf / Günzburg, 21 June 2023 - Today, Habacker Holding is celebrating the topping-out ceremony with around 120 guests: project developer and owner Stephanie Habacker-Arndt is investing over 60 million euros in the state-of-the-art, sustainable logistics facility in Günzburg's Deffingen-Süd industrial estate. The property will be completed on time at the end of the year. This is an important milestone for the region, as industry and trade are showing a high demand for efficient warehouse solutions as well as upstream and downstream assembly and logistics services.

The metropolitan regions of Munich and Stuttgart can be reached quickly and the new plant is clearly visible from the motorway: "A flagship project in a prime location is being built here directly on the A8 motorway and just a few metres from the Günzburg junction," says Lord Mayor Gerhard Jauernig. "The sustainable logistics facility is a welcome economic stimulus for Günzburg."

Tenant to start operations in a few months

It is one of the last properties to receive approval for logistics use. "We are delighted that we were able to acquire this coveted site," says Stephanie Habacker-Arndt, Managing Partner of Habacker Holding. The company also took on the construction of the eastern section of the access road from Kimmerle Ring. "Thanks to the excellent cooperation with the city and everyone involved in the project, we have succeeded in realising this high-quality and sustainable logistics facility smoothly and on schedule."

The property developer already presented the future user last year: allgaier GmbH, which specialises in transport, logistics, packaging and assembly services, has rented the entire facility.

The family-run company was founded in Neu-Ulm in 1978 and has strong roots in the region. "The new location in Günzburg is not only attractive for our existing customers," says Frank Bolz, Managing Director of allgaier GmbH. "We have also been able to acquire new customers whose projects we can realise efficiently and to a high quality in the new logistics facility."

Many of allgaier GmbH's customers come from Bavarian Swabia and Baden-Württemberg. The plant will go into operation in November 2023.

The Sonnengarten is a solar power plant

The 50,000 square metre logistics property comprises five halls that allow flexible use for different customers and industries. Habacker Holding is aiming for gold certification from the German Sustainable Building Council (DGNB) for the property: "Sustainability plays a key role today, both in development and in subsequent operation," says Stephanie Habacker-Arndt. "We are consistently aligning the site accordingly."

A "sun garden" is being created on the roof of the property: Behind it is a photovoltaic system that produces around 5,380 kW of electricity per year. The photovoltaic system thus covers the entire energy requirements of the new site for building technology and electric vehicles - surplus energy is marketed as an off-site PPA (Power Purchase Agreement), whereby the electricity generated is fed into the public grid and then allocated directly to the electricity-consuming companies via balancing groups.

The building achieves an extremely high level of energy efficiency through appropriate roof insulation and façade thickness as well as LED lighting. E-charging points for electric vehicles are planned for the exterior and interior areas. The office wing will have a wooden façade and only local wood and pollutant-free materials will be used for the entire property. The eleven-hectare site will be landscaped like a park wherever its use permits.

"This logistics property is already our fourth project in southern Germany," said Stephanie Habacker-Arndt at the topping-out ceremony. "I would like to thank allgaier for their trust in us as developers. But my thanks also go to the town of Günzburg - together in dialogue, we were able to develop a very good solution for the location and for the future user."
